Thanks for stopping by Ray Lyon Realty! I currently live in Mar Vista with my wife and two kids. Five years ago we built our custom dream house complete with a pool and large outdoor living space. Or the house has a lot of deferred maintenance so it’s better selling it off market to a cash investor. Tiny homes have problems appraising. The land is worth more than the home, so you need a cash offer. These types of properties I shop around off market. Typically, I generate multiple offers on them so we can leverage the highest price and best terms. Most off market deals are tear downs, which I sell to developers who remodel or build new construction homes.    In addition, Eliza and I work with a lot of buyers, from first time home buyers to people who own several properties.
